Management/ Secretarial Services as per Management Agreement & Legislative Guidelines-
- We will assist the Committee to prepare the agenda & attend the meeting as per the Body Corporate Management & Strata Title Management Agreement.
- Prepare & distribute Annual General Meeting notices & Committee meeting notices including preparing minutes for distribution to all lot owners.
- Call nominations & call for agenda items for the Annual General Meeting annually.
- Support and assist the Lot owners/ Committee in order ensure they meet the current Body Corporate and Community Management Legal & Legislative requirements at all times.
Financial Requirements -
- Issue levy & other contribution notices.
- Issue notices of overdue levies after due date for payment.
- Undertake payments of all accounts as approved by the Body Corporate.
- Prepare and balance & maintain all bank statements & financial reports.
- We will prepare books/ financials/records for distribution to an independent Auditor/Accountant. Preparation of all financial reports for AGM, EGM & Committee Meetings as required.
- We will prepare & maintain financials to assist Auditor/Accountant to prepare & lodge taxation returns & Business Activity Statements.
Building Insurance Requirements -
- We will obtain several competitive Insurance quotations upon renewal each year.
- Assist with the processing of any Body Corporate Building Insurance claims.
- Assist to ensure that all the Body Corporate Insurances are in place.
